Guest Rental Agreement
STARTING 9/15/2021 NEW CITY ORDINANCES WILL GO INTO EFFECT:
1 ) Guests must sign a Good Neighbor Policy published by the City prior to check-in. 2) Trash cannot be stored at a vacant vacation rental. 3) The maximum number of cars allowed at a vacation rental is equal to TWO CARS. Please don't park on the dirt. IN ADDITION, TO THE RULES ABOVE, PLEASE KEEP IN MIND THE FOLLOWING RULES : 1) No smoking of any kind. If you smoke inside the home your reservation will be cancelled without refund and you will be charged up to $500 for smoke abatement. 2) NO PETS ALLOWED. 3) No parties or events. Please note the total number of guests that you have listed on your reservation is the maximum permitted occupancy at all times during your stay. No day guests allowed without prior written consent. Fines from the city for extra guests can be $1000 or higher. 4) Quiet hours between 10:00 pm and 7:00 am (no use of outdoor space or hot tub during these hours). Please use good judgement and respect our neighbors. Due to local ordinance if we receive noise complaints your reservation will be automatically cancelled and you will be required to vacate the premises. City fines for noise can be $1000 or higher. 5) Hot tub hours are from 7 am to 10 pm, no glass, no children under 11, shower off prior to entry, no bubbles, perfumes or other chemicals in the water. Pregnant woman or people with health issues should consult a doctor before they use the hot tub. Again, any use of the hot tub after 10 pm could result in a $1000 or higher fine, eviction or both. 6) Check-in time is 3:00 pm. 7) Checkout time is 11:00 am. 8) No same day local guests without prior written approval. 9) Please use kitchen sink responsibly. Only water goes down the sink. Egg shells, dry beans, nuts, coffee grounds and other hard substances are to be put in the trash, not the sink or down the garage disposal. Wash dishes used and put away. Failure to clean and put away dishes will result in a $25 charge. 10) Only human waste and toilet paper may be flushed down the toilet. Feminine hygiene products, baby wipes or any other materials are prohibited and can cause major issues, at the guests expense, to our plumbing. 11) Furniture, fixtures and lighting may not be moved or rearranged. 12) Please use electricity and water responsibly. 13) Trash Removal: Please be advised that upon checkout all trash should be removed from the property and the condition restored to that upon check-in. This includes the removal of all trash and waste products in the kitchen, bathroom and any outdoor areas. Failure to remove such trash will result in a $50-100 charge. 14) Exterior security camera may be in use. 15) Please note that if you would like to request and early check-in or late check out you may do so, but such requests will not be granted until 24-48 hours prior to the originally scheduled check-in / check out time. Also, please note that in order to accommodate such requests there will be a $25 charge for rescheduling our housekeeper. No early check out or late check out during high season (summer and winter). 16) Please feel free to use the app to contact us if you have any questions about the property or if you need any additional information regarding key retrieval, parking, access or check-in/check-out procedures. Other notes: Cancellation or early departure does not warrant any refund of rent. Big Bear is in the mountains and sometimes bugs get into the cabin: ants, spiders- etc. Due to the nature of Big Bear, finding bugs in the cabin or on the deck is not grounds for cancellation. We of course will send out someone immediately if there are any issues. NO DAILY HOUSEKEEPING SERVICE: While linens and bath towels (4) are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. STORM POLICY/ ROAD/ICE CONDITIONS: No refunds will be given for storms. Mountain roads can be curvy and steep. The roads are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. Big Bear requires you to carry tire chains in your car during the winter months. We recommend buying them before coming (as it’s much cheaper outside of Big Bear). We do not refund due to road conditions. The deck can get slippery due to water from snow as well as dew. Please be careful while walking on it. The tile floor inside also can be slippery, we recommend bringing rubber soul slippers. When it snows more than 4” we do have a plow service that comes out that takes care of the driveway. There is also a shovel and melting salts for you to use. TRAVEL INSURANCE: We highly recommend all guests purchase travel insurance. This unit is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
